The company’s high standards of performance have earned Guardian the designations of CPM* (Certified Property Manager) and AMO* (Accredited Management Organization), as recognized by the Institute of Real Estate Management. In addition, Guardian has served on the board of, and retains its membership in, the National Multi Housing Council.

Private and institutional equity is integral to Guardian’s business model. The integrity, vision and talent of the Guardian team has attracted equity investments from some of the largest financial services firms in the nation and the world, including firms that specialize in providing equity to more complex projects. Guardian is proud of its record of success with investments in partnership with Morgan Stanley, GE Real Estate Capital and Broadreach Capital Partners. Investments from these premier groups have focused on growing Guardian’s portfolio of multifamily assets in major western markets.

Equally important, Guardian has attracted investments from major national firms interested in partnerships that offer tax credits in exchange for equity participation. These investments include major national firms such as MMA Financial and Chevron, as well as from groups more narrowly focused, including WNC & Associates and Michel Associates. These firms partner with Guardian to produce and preserve the nation’s supply of affordable housing and carry out the preservation of historic buildings.

Guardian also attracts substantial capital from high-net-worth individuals. These investors have been involved in specific projects either through private placements or through a tenancy-in-common (TIC) model.
